Brief:
 

Croydon Park alteration and addition in heritage conservation area for an expanding family with budget constraints. Existing semi-detached 2-bedropom with dated bathroom and no winter sun. 

 

The rear addition extends in a westerly direction so as to maximise the northern orientation to capture winter sun. The new works include an enlarged dining room, new main bed, second bathroom and retreat/guest room with ample natural light.

Sustainability Features:

 

Passive Design:  Maximise amount of new windows and glazed doors facing north. Optimising location of small windows on other facades for cross ventilation

Active Heating and Cooling: Ceiling fans

Hot Water: Instantaneous gas (due to small site which restricted other options) 

Water Saving: WELS rated fittings throughout

Building Materials: FC cladding on light weight walls with R2.5 polyester insulation. R3.5 insulation to new timber floors. Materials chosen for economy/performance relationship

Lighting: All new lights are fitted with LED.

Paints and Finishes: External paints - Murobond mineral paints. Internal paints - Ecolour Low VOC paints.

Lifestyle: Design aims to improve amenity for a growing family as well as provide a variety of spaces for the family to use including a flexible study/guest room with sliding partition doors; all achieved within a very compact footprint and affordable budget. All new rooms open onto a small north facing courtyard which replaced a deteriorated courtyard which received no winter sun
